We’re off to Washington

For our Spring Break week, Liz and I are headed off to our Nation’s Capitol.  We have never spent time there and are looking forward to taking this trip rather than our usual spring romp on some Mexico beach drinking bottled water.   They say that when you drink from the Potomac you are never quite the same.  But I think that just applies to the politicians.

The Summit at UpTop

About 8 miles west of La Veta as you head up US 160 to La Veta Pass, there is an old road exit to the south, named Old La Veta Pass.  Well, it’s not really the Old Pass but the Old Road over the Pass. A beautiful drive climbs to the top where there  are relics of an old abandoned community.  Sisters Sam Law and Deb Lathrop own the property  up top there and have been slowly stabilizing and improving the site.  They intend to have drive-thru tours available to the public by this summer.

Early Fire Ban

The Huerfano Board of County Commissioners has placed the County under a Stage 1 fire ban.  Severely dry spring conditions have brought about the ban.  Stage 1 prohibits campfires, except in developed campground; smoking, except within vehicle or barren area and prohibits fireworks of any kind.  Ranchers are hoping for moisture soon for more irrigation to get their hay started for the season.

Elk Pasture

For the past week, we have had a nice herd of elk in the pasture below our house.  The grass along the creek must be greening up a little.  They stay back in the timber during the day, but are very visible early morning and late afternoon.

Housing Indicators

We may have seen an important indicator of where housing is headed last week, when new mortgage applications for home purchases and refinances suddenly surged as they hadn’t in months.  Applications for FHA loans to buy houses were up by 10.4 percent. And overall home purchase applications jumped by 7.1 percent.

Meanwhile mortgage interest rates dropped to their second lowest level in nearly two decades, according to the Mortgage Bankers Association. Thirty year fixed rates averaged 4.96 percent and fifteen year rated dropped to just 4.5 percent. Why’s this important? New financing applications to buy homes obviously point to rising purchase contracts and closed sales in the months ahead. They also suggest that prices have hit a level in many markets that is attracting once-hesitant buyers off the sidelines.

Even amid these problems, however, there are some hints of possible improvements ahead. For example, a new study by research firm Realty Trac and USA Today found that despite the constant headlines about record levels of foreclosures, the more closely you look, the more you find that those numbers are highly concentrated in a relatively small number of counties.

More than half of the nation’s foreclosures in 2008, researchers found, were concentrated in just 35 counties in 12 states. You can guess where: California, Las Vegas, Phoenix and Florida.

But the really eye-opening finding: In more than 650 other counties, representing one fifth of all markets in the U.S., foreclosure numbers have actually declined since 2006.

Foreclosures are horrible no matter where they occur. But the fact is: Huge portions of the United States have NOT been seeing record foreclosures, short sales or even serious property value declines.     (from RealtyTimes)

Jury Duty Scam

My buddy Allen at Wells Fargo made me aware of a new scam going around.

This has been verified by the FBI (their link is also included below). Please pass this on to everyone in your e-mail address book. It is spreading fast so be prepared should you get this call. Most of us take those summonses for jury duty seriously, but enough people skip out on their civic duty, that a new and ominous kind of fraud has surfaced.
The caller claims to be a jury coordinator. If you protest that you never received a summons for jury duty, the scammer asks you for your Social Security Number and date of birth so he or she can verify the information and cancel the arrest warrant. Give out any of this information and bingo—your identity was just stolen. The FBI and the federal court system have issued nationwide alerts on their web sites, warning consumers about the fraud.
