Broncos Coach Fired

Rumors are confirmed this evening that Pat Bolin, owner of the Denver Broncos has fired long-time head coach Mike Shanahan today.  Broncos have been hit with injuries this year and had an up and down season overall, finishing with 3 straight losses to lose the Division Championship title to the San Diego Chargers. And quarterback Jay Cutler has not enjoyed the overwhelming fan support that John Elway had in Denver.

Ok bloggers out there, give us your feedback.  Was this firing a good move for the Broncos or a mistake.  What’s your own opinion.

Resort Sale Progress

Not much new to report on any progress of the sale of the mountain ski resort.  Continued work on Plats and Permits, but the Holidays have sure slowed down the activity.  We continue to be hopeful.  Meanwhile, the local mountain co-op is also staying active in trying to build upon a recreational mountain plan in conjunction with any partners or buyers. For more details on that group, see their site at http://www.cuchararecreation.org/

Clear Blue Sky

We awoke this morning to beautiful sunny skys here in the Valley.  After several days of blustery winds and snow flurries, it is a welcomed site.  But it was sure cold last night.  About 8 degrees here in the Wahatoya.  The next few days are to be warming into the 40’s. 

 Lots of new snow in western Colorado but mostly just flurries around here.  Although the weather did force a closing of La Veta Pass most of yesterday and we hear Wolf Creek Pass is also closed.

2008 Sales

Bachman & Associates has continued to be the Sales Leader in Huerfano County. And I feel fortunate to be the “Top Producer” in our office this year. Even so, we all realize that sales production was down significantly and lots of good inventory remains unsold.

Our office Closed 54 transactions this year totaling $12,120,000 in Sales volume.

This was down approximately 35% from prior year and down 40% from our past 3-year average. Still, we felt this $12+ mill. volume in our local area, really validated our talent and effort this year given the current economic climate in which we are working.

On a positive note, over half of all our Listings were sold. This sure beats the averages of others in the industry. And we are already working toward creating a bigger, better sales year in 2009 to sell the other half. Websites continue to show activity and inquiries. The new Catalog is being planned and advertising space is being reserved. I truthfully do not feel that you will find a better firm nor a better broker to achieve your goals.

What a Year

As we approach the end of 2008 about all that anyone can say, is “Wow, what a year!”

Who could have anticipated all the economic problems and turmoil that we have faced?

Our economy here in the La Veta/Cuchara area finally felt the impact as well. Several small businesses are struggling and a few have even closed or moved on. Real estate inventory For Sale is staying at very high levels while Buyer activity remains somewhat steady, but certainly slower than in recent years. I know we all hope 2009 will see some economic relief and renewed prosperity, but it may be slow in coming our way.

Cold & Snowy

Our weather in the Valley has been downright cold.  And evening winds have dropped that windchill even more.  But actually the entire west has been in a deep freeze and we have fared some better than even Pueblo and Denver, which have seen some days with highs in the teens.  

Our low last night was 15 degrees and high today 38.   But it’s a “dry” cold, yea.  Scattered snow showers every day or so.  A couple of big storms in December have brought the Cuchara total to more than 60 inches already this season.  A little more than 30 inches YTD  down in La Veta.

Holiday Activities

Christmas Cantatas, Hack Andrews Holiday Concert and various Carol Sings lead off the week’s activities here in La Veta.  The week comes to an end with the North Pole Express train and the annual Ricky Tims concert, “Christmas in a Small Town”  with Special Guest Kat Bowser.  Ricky’s concert will be extended this year to six performances, Thursday through Saturday night. You won’t want to miss this one.

Homebuyer Survey Contains Valuable Information For Agents and Sellers

One of the most useful research projects of the National Association of Realtors (NAR) is the annual survey of homebuyers and sellers. The 2008 version (Profile of Home Buyers and Sellers 2008) became available in November of this year.
Certainly the most useful information for sellers and their agents is to be found in the section on the home search process. While the survey results are not significantly different from those of recent years, the trends continue. For example, this year 69 percent of buyers said that they used the internet frequently during the search process, up from 60% last year. In 2003 that number was 42%.

Thirty-three per cent of buyers went to the internet as the first step in the home search process. 17 % contacted a real estate agent first, and 9% began by driving through neighborhoods looking for homes for sale.

Buyers use multiple sources of information in the process of looking for a home. Far and away the most used sources are the internet (87%) and real estate agents (85%). What is the third most used information source? Yard signs (62%).

Multiple Listing Service (MLS) websites were the primary source of information for buyers who used the internet in their search process. 60 percent of those buyers went to MLS sites. Of course, many went to a variety of different sites. 48 percent used Realtor®.com, 46% went to real estate company websites, and 43% went to sites hosted by individual agents.

Buying Opportunities In Nation’s Rural Housing Markets
Forget the credit squeeze, get out of town, enjoy the fresh air, buy a home in the country. That’s the message according to Rural Development Housing Programs. 

If you’ve been unable to buy a metropolitan area home, take a look at rural America’s neighborhoods. The commute to work could be a real trip, but it’s also an opportunity to take the glass-half-full approach, slow down and work at home. Either way, your dream home may await in a quiet pastoral setting, far from the din of city life, but a lot closer to the money to finance it. Realty Times reports that Homebuyers who purchased rural homes underwritten by the USDA  are doing far better these days than the rest of the nation when it comes to keeping a roof over head.

Housing the old fashioned way

Rural homeownership is surviving because of sound lending practices and isolation — both geographical and financial — from the boom-bust markets. Underwriting also recognizes unique rural America characteristics — seasonal work, shift work, changing income and migration patterns — thanks to long-term market evaluation efforts. The out-migration that has occurred since WWII may be in for a change, given today’s yen for a simpler life and a piece of owner-occupied housing pie. The trend hasn’t gone unnoticed by USDA underwriters.

That saner, detailed approach to underwriting — rather than the assembly line loans-for-all policy that failed the national housing market — sheltered the rural housing market from “bubble” conditions that caused skyrocketing home values and the eventual crash.
